G-Town Got It Going On

I closed on the new house in Georgetown at 1pm today. However, at 8am I met with my drywall contractor to walk him through the house so he could generate a quote for me. While I was walking him around I noticed he wasn't taking measurements or writing anything down. He was just hopping from foot to foot like he was walking on fire, and his eyes were darting around the room. My drywaller is this older hippie guy, so my first reaction was this fucking guy dropped acid before coming by and didn't even have the courtesy to share (not that I would have taken him up on it, but it's a courtesy, you know). I was saying "And this is going to be one bedroom, and this a bathroom" with my arms outstretched, sketching lines in the air to illustrate walls. Finally, he said "Hey you got a WORKING bathroom in here?" I said "Of course, it's upstairs, help yourself" thinking, he's got to take a piss. Then he said "Think I drank too much milk this morning" and ran upstairs like he was on fire. I though, Jesus man, I'm not sure this is cool! He stank up the place and I didn't even own it yet!

  1. Hi- I am just wondering how did you close on the house so fast? You mentioned just getting the listng info in your June 28 post, and you also mentioned being short of cash.

    This post is from July 20. How were you able to make an offer, do inspections, get mortgage approval, fund the loan,title transfer, sign all paperwork, etc. in less than 22 days? (Weren't you away for part of that time as well?) Unless, you paid 100% cash for the property-and even then that is fast. If you were able to get loan approval and funding that fast, let me know the number of your mortgage broker.

  3. Anon: I wish I could give you my mortgage broker's name, he's a great guy and good at what he does. He's also a friend of mine, so that would never work. I scraped together the cash (ramen noodles and credit cards) and my offer had no contingencies (can inspect myself). The only hang-ups are the appraisal and FHA inspection.

    Most lenders can close in 14 days if the buyer has his or her shit together.

    FYI, the potential tenant emailed me today with some bogus question about rentals in my area. I'm going to ask her out.

  4. NN- how are you goin FHA if you already own a property? Sounds like buying real estate in DC is a lot different. My wife and I bought our first home about two years ago. FHA loan. Even though we had close to 20% down, all docs in order, the lender spent almost two months inspecting every detail of our lives- I was waiting to be asked for a blood sample. Took just under three months to close.
    Just now, we have come into a little money and are looking to buy an investment property. Made a almost full price offer on a foreclosure- took over weeks to get a response back from the bank(offer was accepted, but the house failed inspection).
